Our policies and procedures in maintaining a property to perfect working condition are non-negotiable. We take pride in ensuring that all appliances, fixtures, utilities, etc. are not just operational but perform at their best. Our goal is to guarantee that the property functions seamlessly, promoting ease and convenience for our residents while maximizing owner profit.

 

We believe a well-maintained property reflects not only the quality of our management but also the respect and care we have for the people who live in them as well as our commitment to the owners.

Our Expectations of Our Properties.

We are committed to providing safe, clean, and properly maintained homes to our residents.

  • Property must be professionally cleaned and free of trash and debris, inside and outside.
  • HVAC system shall be in good operating condition, with a new filter installed.
  • All mechanical elements including appliances must operate as designed.
  • Caulking in kitchen and bathrooms must be clean and free of mildew.
  • All doors and locks must all function properly.
  • Windows must open, close, and lock properly and window screens be in good condition.


Full Rent-Ready Requirements

Requirements:


  1. Professionally cleaned.
  2. Carpet must be professionally cleaned and looking fresh.
  3.  All painted services fresh with no mis-match touch up areas. 
  4. All bedroom windows must have vertical or mini-blinds.
  5. No exterior debris.
  6. Lawn cut and trimmed.
  7. Landscaping fresh and clean.
  8.  Smoke detectors required by code in the property with new batteries and smoke detectors no older than 10 years
  9. Sliding doors must have a secondary device for security.
  10. All light bulbs working.
  11. Doors open & close smoothly and doorstops installed on all doors.
  12. Bathroom caulking must be fresh and free of any mildew
  13. All mechanical components working as designed. Includes HVAC, plumbing and electrical systems, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, gas fireplaces, water filtration systems, etc.
  14. Safety railings secure.
  15. Exterior window wells require covers.
  16. If this is a furnished property, all furniture must be in good condition without rips, tears, and stains.
