Rocktown Property Management will begin with an assessment of your property. We know the market well and have extensive experience in optimally pricing homes for rent.
We offer in-house contracting services, including maintenance and turning between tenants, to quickly get your home ready to lease and maximize rental income for you.
Once your home is ready to rent we will begin extensive advertising online. We will put a “For Rent” sign in the yard. If you have a property accommodating students, please note we also attend JMU’s off-campus housing events and stay active with the student community to help ensure you always have tenants for the upcoming school year.
We will thoroughly screen potential tenants by checking their rental references, employment history and credit. For students we may require a parent to co-sign the lease.
Once a tenant is found we will get a signed lease and perform a move-in inspection. Rocktown Realty will handle all communication with the tenant including rent collection and maintenance requests. Upon move-out we will do a final inspection with the tenant and will handle the refund of any security deposit due.
Rocktown Realty receives a 10% commission per month of the total lease amount. To secure tenants we charge a $100 per tenant fee for rentals by the room and a flat $250 fee for residential listings.
To get a price on just performing the turn work on your home for the next set of tenants, please contact us for an estimate.

McGaheysville Area Information
The earliest records mentioning a settlement in the area date to 1716, when Governor Alexander Spotswood ventured west of the Blue Ridge Mountains on the Knights of the Golden Horseshoe Expedition. The first European-American to settle permanently in the area was Adam Miller (Mueller) (1703–1783), a native of Germany who arrived in 1726 and made his homestead near present-day Elkton. Later, several German and Dutch immigrants moved into the area. and a village began to grow up around the Upper Peaked Mountain Church, which had been established in the vicinity. Records from 1758 reveal that a Lutheran preacher, Reverend Lawrence Wartman, originally from Lancaster County, Pennsylvania was preaching in the McGaheysville area who had likely arrived the year before in 1757. He is widely believed to have been the first Lutheran preacher who settled in Rockingham County. In 1758 he was involved in a court case in Augusta County court to naturalize one of his congregation from the Upper Peaked Mountain Church he was stationed at in the McGaheysville vicinity. In 1762, Jacob Herman ceded land to both the Lutherans and the Reformed Church to build the Union Church in the area in conjunction, built in a part called "Stony Run". Source From Wikipedia
