Rocktown Property Management will begin with an assessment of your property. We know the market well and have extensive experience in optimally pricing homes for rent.
We offer in-house contracting services, including maintenance and turning between tenants, to quickly get your home ready to lease and maximize rental income for you.
Once your home is ready to rent we will begin extensive advertising online. We will put a “For Rent” sign in the yard. If you have a property accommodating students, please note we also attend JMU’s off-campus housing events and stay active with the student community to help ensure you always have tenants for the upcoming school year.
We will thoroughly screen potential tenants by checking their rental references, employment history and credit. For students we may require a parent to co-sign the lease.
Once a tenant is found we will get a signed lease and perform a move-in inspection. Rocktown Realty will handle all communication with the tenant including rent collection and maintenance requests. Upon move-out we will do a final inspection with the tenant and will handle the refund of any security deposit due.
Rocktown Realty receives a 10% commission per month of the total lease amount. To secure tenants we charge a $100 per tenant fee for rentals by the room and a flat $250 fee for residential listings.

Dayton Area Information
The town of Dayton is one of the oldest settled communities in Rockingham County, and is the county's second oldest incorporated town, after Bridgewater. The first settler in Dayton was Daniel Harrison, whose family settled along Cooks Creek, north of downtown. Daniel was the eldest son of Isaiah Harrison and second wife Abigail and was born in Oyster Bay, Long Island, NY.. Daniel's brother Thomas Harrison founded Harrisonburg several miles to the northeast. They and their three brothers had migrated from New York to Delaware and then to Orange County Virginia before settling in the Shenandoah Valley.
The family homestead, a two-story stone house, as been owned and maintained since 1977 by a private, non-profit organization, Fort Harrison, Inc. The town was known as Rifeville or Rifetown until 1833. Source From Wikipedia
